This is an quick analysis of the Santa Barbara real estate market (including Carpenteria, Summerland, Montecito, Hope Ranch, downtown Santa Barbara and Goleta) for the month of May 2013.

For the home, estates, and condominium/townhomes market the numbers of sales went up in May to about 135 rising from 129 sales in April. But, the median sales price dropped for the month to about $880,000 from the approximately $915,000 level we saw in April and March. Opened Escrows fell to around 135 from the 150 escrows opened in April, but that number is up from the 112 opened Escrows we saw in March. There were around 165 new listings that came on the market in May.

In general: new listings are up, and all price ranges right now are fairly zippy up to $2,000,000. 35% of sales are going over asking price by approximately 4%. Data for this post provided by Santa Barbara real estate statistician extradordinaire Gary Woods.

         So what does the Riviera in the Riviera of the Rivieras confusing headline mean or imply? From the European Riviera to the American Riviera in Santa Barbara to a very unique community within Santa Barbara’s American Riviera that is simply referred to as the Riviera.

         The Santa Barbara Riviera can be found above Alameda Padre Serra Drive, below Mountain Drive and Mission Ridge Road, west of Sycamore Canyon, and east of Mission Drive. Many of the homes here, because of their higher elevations, offer incredible views overlooking the City of Santa Barbara to the Pacific Ocean.

         The Santa Barbara Riviera bridges a two mile span which separates the Mission and Sycamore Canyons and for the past 65 years has been known to the Santa Barbara locals as the Riviera due to its resemblance to slopes along the mediterranean coasts of France and Italy. Santa Barbara Riviera residents enjoy spectacular views of the City, mountains, the Pacific Oceans, and the Channel Islands. The Santa Barbara Riviera is an array of curving streets, beautiful landscaping, and gorgeous properties.  This topography is relatively steep, and not easily accessible by biking or walking.

        The Riviera community home values average around $900,00 to $2,250,000.  Those homes with spectacular city, island, and ocean views start around $1,400,000 but can go much higher.
